Abstract
According to the WEF 2022, 5 of the most likely and impactful top 10 global risks are climate-related, with inaction significantly impacting the value of non-compliant stock. Dubai has an immense opportunity to build off its ever-increasing range of leading green building stock to boost institutional investment in key parts of the real estate market. Quantitative benefits of sustainable property in the real estate cashflow showcase the shift in global investor and occupier mindset from ‘brown discounting’ to ‘green obsolescence’. Scenario-testing based off this research shows the capital value gap between ‘green’ and ‘non-green’ offices will grow exponentially in the next 10-15 years. Institutional drivers and key government legislation are set to drive this market-shift.
